What furniture is included in the unit?
Kitchen: Barstools are provided for the kitchen islands.
Living Room: You'll find a couch, coffee table, entertainment stand, 55-inch flatscreen TV, and a side chair.
Bedrooms: Each bedroom comes furnished with a Full XL mattress and bedframe, two pull-out storage drawers, a desk, and a desk chair.
Is renter’s insurance required?
Yes, renter’s insurance is required for each resident. We require a minimum of $100,000 in personal liability coverage.
If you're a student and your parents have a homeowner’s policy, you may be covered as a dependent. In that case, just make sure to:
- Update the policy to reflect your Union address
- Upload the insurance through both:
- The Resident Portal (under the documents section)
- The Assurant Rental Portal, which verifies coverages for all residents
Is parking available, and how much does it cost?
Yes! Parking is available for an additional monthly fee:
- $35/month for general parking
- $50/month for a reserved space
Can furniture be replaced in the apartment/bedroom?
All provided furniture in our student apartments in Blacksburg, VA must remain in its assigned room and cannot be removed from the apartment. If any items are missing or out of place, you may be charged for the relocation and/or replacement of those furnishings.
What utilities are included?
Your lease includes internet, trash, water, sewage, maintenance, and pest control, so most of the essentials are taken care of! The only separate utility is electricity, which is billed monthly through your resident portal for easy and convenient payment.
When and where do I pay rent?
You’ll have access to a resident portal where you can log in to pay rent each month or set up automatic payments for convenience.
- Rent is billed on the 1st of each month
- You have until the 3rd to pay without a late fee

Yes, we do! Residents who lease early can take advantage of exclusive specials and limited-time savings. It’s a great way to lock in lower rates and secure your ideal unit.
Keep in mind—these specials may be time-sensitive, limited in quantity, or dependent on floor plan and other factors.

What should I do if I have an emergency or get locked out?
If you're experiencing an emergency or are locked out of your unit outside of office hours, please call 540-443-6204 and follow the prompts for our emergency on-call service. We're here to help, day or night.
When is Move-In Day, and what will I need to bring
Move-In Day at Union Blacksburg is scheduled for Monday, August 18, 2025.
What You’ll Need to Bring:
A Valid Photo ID (Driver’s License or Student ID)
Proof of Renter’s Insurance (if required by your lease)
Any Incomplete Lease Documents or Fees (if not already submitted)
Your Apartment Essentials, including:

Can I break my lease?
The only exception for breaking a lease is due to a military transfer, if you're currently serving in the U.S. Armed Forces. Please contact the office for full details and documentation requirements.
While there’s no standard option to “break” a lease, we do offer a lease takeover process to help you find someone to assume your lease. This requires:
- Management approval
- A $300 lease take over fee
- Completion of additional paperwork
